Site Guidelines

These are the official posting guidelines ("Site Guidelines") for condo.community website, application or other interactive service ("Site"). The Site is owned, operated and/or provided by CondoCommunity. By creating an account and participating, you agree to abide by these guidelines.

Important Disclaimer: CondoCommunity is an independent platform created for condo residents to connect, share information, and engage in community discussions. This site has no relationship, affiliation, or connection with any property management company, condo association, or official condo-related apps (e.g., CondoControl). CondoCommunity is not a substitute for official communication channels with property management or condo associations. It should not be relied upon for reporting maintenance issues, emergency situations, or any other serious residential concerns. For such matters, please refer to your official property management tools or contact the appropriate authorities.

POST GUIDELINES

Respectful Communication

  • Be Kind: Treat all members with respect and kindness. Disagreements are natural, but personal attacks, harassment, or hate speech will not be tolerated.
  • Stay Constructive: Focus on solutions rather than complaints. If you raise an issue, aim to foster constructive discussion.

Relevant Content

  • Stay On Topic: Posts should be relevant to your specific condo or apartment building. Off-topic discussions may be removed.
  • Avoid Negative Rants: While we understand that challenges can arise, posts that are excessively negative or inflammatory may be deleted.

Privacy and Confidentiality

  • Respect Privacy: Do not share personal information about yourself or others without consent. This includes addresses, phone numbers, and any identifying or sensitive details.
  • Anonymous Posting: While anonymous posting is allowed, anonymous posts must still adhere to these guidelines. CondoCommunity reserves the right to moderate anonymous content that violates our rules.

Posting Truthful and Accurate Information

  • Accuracy Matters: Posts must be truthful and based on verifiable experiences. Avoid making false, exaggerated, or misleading claims about individuals, condo management, or other entities.
  • Defamatory Content: Posts containing defamatory statements or accusations without evidence will be removed. CondoCommunity may request clarification or proof to support certain claims.

Moderation and Compliance

  • Moderation Policy: All posts and comments are subject to moderation. Content that violates these guidelines may be removed without notice.
  • Report Issues: If you see a post that you believe violates our guidelines, please report it to our moderators for review.
  • Content Review Process: Users may be contacted to clarify or provide evidence for flagged content. Failure to comply may result in removal of the post.

Promotion and Advertising

  • No Spam or Ads: This platform is not for commercial advertising or promotions. Posts that appear to be spam or unrelated to community discussions will be removed.

Account Responsibility

  • One Account per User: Each member may create only one account. Sharing accounts is not allowed.
  • Account Security: Keep your login information secure. You are responsible for all activity that occurs under your account.

Consequences of Violating Guidelines

  • Warnings and Bans: Members who violate these guidelines may receive a warning or be temporarily or permanently banned from the site, depending on the severity of the violation.

MARKETPLACE GUIDELINES

The CondoCommunity Marketplace allows users to buy, sell, and rent items, parking spots, and units within their condo communities. The Marketplace supports three types of listings: Items for Sale, Parking Spots, and Unit Listings. All marketplace listings are subject to approval and must comply with these guidelines. Users are responsible for ensuring their listings comply with all applicable federal, state, provincial, and local laws and regulations.

Item Listings

Item listings allow users to sell personal items to other residents in their condo community.

  • Permitted Categories: You may list items in the following categories: Tools, Furniture, Household Items, Garden, Appliances, Video Games, Books/Movies/Music, Bags & Luggage, Women's Clothing, Men's Clothing, Jewelry & Accessories, Health & Beauty, Pet Supplies, Baby & Kids, Toys & Games, Electronics & Computers, Mobile Phones, Bicycles, Arts & Crafts, Sports & Outdoors, Auto Parts, Musical Instruments, Antiques & Collectibles, Garage Sale, and Miscellaneous.
  • Accurate Descriptions: All listings must include accurate and truthful descriptions of the item, including its condition, any defects or damage, and relevant specifications.
  • Truthful Condition: You must accurately represent the condition of your item. Do not misrepresent items as new or in better condition than they actually are.
  • Realistic Photos: Photos must accurately represent the actual item being sold. Do not use stock photos, misleading images, or photos of different items.
  • Accurate Pricing: The listed price must reflect your actual asking price. Do not use placeholder prices or misleading pricing tactics.

Parking Spot Listings

Parking spot listings allow users to rent or sell their parking spots to other residents.

  • Ownership Requirement: You may only list parking spots that you legally own or have the legal right to rent or sell. You may NOT list or sell parking spots belonging to other residents, the condo corporation, or any third party.
  • Authorization: If your condo association or property management requires approval for parking spot transfers, you must obtain such authorization before listing.
  • Verification of Rights: You are solely responsible for verifying and ensuring that you have the legal right to transfer, rent, or sell your parking spot. CondoCommunity does not verify parking spot ownership or transfer rights.
  • Accurate Information: Provide accurate details about the parking spot, including location, size, type (covered, outdoor, etc.), and any restrictions.

Unit Listings

Unit listings allow users to list their residential units for rent or sale.

  • Not a Brokerage: CondoCommunity is NOT a real estate brokerage, agent, or broker. We do NOT earn any commission on unit sales or rentals. We simply provide a platform for users to post listings visible to their community.
  • Platform Only: CondoCommunity provides listing visibility only. We do not facilitate, mediate, or participate in any real estate transactions between users.
  • No Verification: CondoCommunity does not verify listing accuracy, unit ownership, legal status, title, liens, or any other aspect of listed units. Users must conduct their own due diligence.
  • Professional Consultation: Users are strongly encouraged to consult with licensed real estate professionals, attorneys, and other qualified advisors before entering into any real estate transaction.
  • Legal Compliance: Users must comply with all applicable real estate, rental, housing, and landlord-tenant laws in their jurisdiction, including fair housing laws.
  • Ownership Requirement: You may only list units that you own or are legally authorized to rent or sell.

Prohibited Marketplace Content

The following items and content are prohibited on the CondoCommunity Marketplace. Listings containing prohibited content will be removed and may result in account suspension.

  • Weapons, firearms, ammunition, explosives, or related accessories
  • Drugs, drug paraphernalia, controlled substances, or prescription medications
  • Tobacco products and tobacco-related paraphernalia
  • Alcohol and alcoholic beverages
  • Adult content, sexually explicit products, or sexually suggestive items
  • Animals or animal products (except commercially packaged pet supplies)
  • Hazardous materials or dangerous goods
  • Stolen, counterfeit, unauthorized, or illegally obtained goods
  • Financial instruments, currency, gift cards, cryptocurrency, or digital currency
  • Human body parts or bodily fluids
  • Recalled, banned, or regulated products
  • Items that infringe on intellectual property rights, including counterfeit or pirated goods
  • Services, job postings, or employment offers
  • Misleading, deceptive, fraudulent, or scam listings
  • Items prohibited by your condo association, building rules, or local regulations
  • Any item illegal to sell in the United States or Canada

Marketplace Conduct

Users participating in the Marketplace must adhere to the following conduct standards:

  • No Discrimination: You may not discriminate against buyers or sellers based on race, color, religion, national origin, sex, gender identity, sexual orientation, familial status, disability, age, or any other protected characteristic under applicable law.
  • Honest Dealings: Provide honest and accurate information in all listings and communications with other users.
  • Good Faith: Respond to inquiries promptly and in good faith. Do not engage in bait-and-switch tactics.
  • Honor Agreements: Complete transactions as agreed upon with other users.
  • Report Issues: Report suspicious activity, fraud, or policy violations to CondoCommunity.

Marketplace Disclaimer and Liability

IMPORTANT: Please read this section carefully as it contains important legal information regarding your use of the Marketplace.

  • Platform Only: CondoCommunity is a listing platform only. We are NOT a party to any transaction between users. All transactions are conducted directly between buyers and sellers.
  • No Verification: CondoCommunity does not verify, inspect, or guarantee the ownership, condition, quality, safety, legality, pricing, or fitness for any purpose of any listed item, parking spot, or unit.
  • User Risk: All marketplace transactions are conducted at your own risk. You are solely responsible for evaluating items, conducting due diligence, and making informed decisions.
  • No Liability: CondoCommunity is not liable for any disputes between users, the quality or safety of listed items, any loss or damage arising from transactions, misrepresentation by users, failure to complete transactions, or any other claims arising from marketplace activity.
  • Indemnification: By using the Marketplace, you agree to indemnify, defend, and hold harmless CondoCommunity, its officers, directors, employees, and agents from any claims, damages, losses, or expenses arising from your listings, transactions, or use of the Marketplace.
  • Tax Responsibility: Users are solely responsible for reporting income and complying with all applicable tax laws related to their marketplace activity.
  • Moderation Rights: CondoCommunity reserves the right to remove any listing, reject listings, or suspend user accounts that violate these guidelines, without notice or refund.

PHOTO GUIDELINES

  • Photos must be appropriate and not contain any NSFW content.
  • Photos uploaded must be original, copyright-free, or under a license that allows use and distribution for commercial and non-commercial purposes.
  • By uploading photos, you are granting all permission to CondoCommunity to store, use, and distribute your photos. Photos can be used for commercial and non-commercial purposes.

PROHIBITED CONTENT

Posts/Comments that contain the following will be removed:

  • Profanity, name-calling, and/or vulgarity, derogatory remarks about religion, ethnicity or race, gender, physical appearance, age, mental and/or physical disabilities;
  • Defamatory, false, or misleading statements about individuals, businesses, or organizations.
  • NSFW, obscene, or sexually explicit content.
  • Harassment, threats, or hate speech.

USER-GENERATED CONTENT DISCLAIMER

  • Ownership of Content: Content posted on CondoCommunity reflects the views of individual users and not those of CondoCommunity.
  • Content Liability: While we strive to moderate content effectively, CondoCommunity is not responsible for the accuracy or legality of user-generated content. Users are solely responsible for their posts.

RESERVATION OF RIGHTS

CondoCommunity reserves the right to remove any comments deemed as inappropriate, libelous, defamatory, indecent, vulgar or obscene, pornographic, sexually explicit or sexually suggestive, racially, culturally, or ethnically offensive, harmful, harassing, intimidating, threatening, hateful, objectionable, discriminatory, or abusive, or which may or may not appear to impersonate anyone else.

These guidelines may be updated as our community grows. Members will be notified of any significant changes.
